Business Park will enhance value which more than offsets depreciation of the structures built in the Park.
The Site 
The 235 acre site is in Sycamore, Illinois at the intersection of Bethany Road and Peace Road, with 216 acres at the northeast corner and 19 acres at the northwest corner of the intersection.
Zoning

The site is zoned for corporate and
manufacturing uses. The project has been planned to meet the unserviced demand in DeKalb County for a large subdivided
business park development equal to any found in Chicagoland's suburban market. The Park's location is ideal for a corporate headquarters office or as a site for manufacturing, assembly, production or distribution. With the nearby resources of Northern Illinois University and Kishwaukee College, the Park offers an advantageous location for a high tech or research & development company as well.
Corporate Occupants

DeKalb County Farm Bureau purchased a
ten-acre site and constructed a 45,000 square foot architecturally significant office building with many
amenities. Der-Holtzmacher has relocated to the Park and constructed a showroom and shop for their specialty
millwork business. S.K. Martin purchased a 1.5 acre site and constructed an office building, which has been
leased to a state agency. IDEAL INDUSTRIES, INC. is expanding into the park, with the recent completion of
several utility and storage buildings of pre-cast construction. IDEAL's Phase II expansion of a 110,000
square-foot pre-cast distribution facility for electrical tools and product lines that are manufactured at its
Sycamore Campus was completed in 2002. The new facility is state of the art in material and finished goods
handling.
New Corporate occupants are Triad Land
Development of West Chicago with thier 15,000 square-foot multi-use building. Burlington Development, LLC
based in Burlington, Illinois. Burlington's Phase I consist of a 40,000 square-foot multi-use building, is
for sale or lease and is divisible down to 1,500 square foot units.
Combined Development Company of Hinsdale,
Illinois has two multi-tenant industrial buildings underway of 12,000 square foot and 34,000 square foot ready
for occupancy this spring of 2004.
Continental Custom Ingredients, Inc., founded in 1975 has relocated to Sycamore Prairie Business Park, Sycamore,
Illinois in January 2005. Their newly completed 125,000-square-foot, Architectural significant building and campus
is set on 16.5 acres at the business park. CCI provides complete flavor and ingredients systems, stabilizers,
emulsifiers and superior customer service, innovative technical service, and has gained international recognition
from leading food manufacturers. CCI products are distributed world wide through locations in the United States,
Canada, and Mexico.

Construction Schedule

The major park roads, entryway monument signs and all utilities are completed. The DeKalb County Farm Bureau facility was completed and occupied in summer 1996. Its amenities available to the other Park businesses include its large public meeting areas and significant audio/visual capabilities.
